Are you interested in our services, but your property is unfurnished? No worries—because we also offer interior design services! We plan and furnish your rental property to enhance its presentation and performance on Airbnb.
Our commission is 37 – 42% of the rental income (incl. 25.5% VAT).
Depending on the specifics of your apartment, you get to keep an impressive 58 – 63% of all realized rental income.
Ongoing cleaning services, laundry of bed linens and towels, and all other rental-related services, including replenishing basic necessities, are included in the price with no additional charges.
Setup fee 495€ (+ 25.5% VAT)
The setup fee includes:
Creating property listings: Carefully crafted listings that capture interest and attract the right guests.
Professional photography: High-quality photos that showcase the best features of your home and make it appealing to potential tenants.
Initial cleaning and preparation of the property: The first cleaning and careful preparation to ensure the home is in perfect condition for the first guests.
Bed linens and towels: High-quality bed linens and towels provide guests with comfort and luxury.
Basic supplies replenishment: We ensure that all essential supplies are in place, so your guests feel at home from the moment they arrive.
Acquiring any missing items: We ensure that the home is fully equipped and address any missing items before the rental begins.
Suunnittelemme ja luomme asuntosi Airbnb ilmoitusta huolellisesti muotoiltujen tekstien ja kauniiden kuvien avulla, jotka inspiroivat tulevia vieraita varaamaan asuntosi.
Hyödynnä tehokasta yöhintastrategiamme – Suoritamme dynaamista hinnoittelua ja ilmoitusten optimointia parempien tuottojen saavuttamiseksi ja käyttöasteen maksimoimiseksi.
Vastaamme aina jokaiselle varauspyynnölle, mutta hyväksymme varauksia vain niiltä vierailta, jotka vastaavat erityisiä kriteerejä.
Olemme vieraiden kanssa yhteydessä koko varausprosessin ja oleskelun ajan läpi. Huolehdimme avaimien luovutuksesta ja otamme heidät vastaan. Meille on erittäin tärkeää että jokainen varaus suoriutuu sulavasti ja että vieraat aina tuntevat olonsa kotoisaksi.
Airbnb-asuntosi ammattimainen siivous oleskeluiden välillä varmistaa, että omaisuutesi pidetään koskemattomassa kunnossa ja että vieraat tuntevat olonsa mukavaksi saapumishetkestä lähtien. Airbnb-siivouspalveluumme sisältyy lakanat ja pyyhkeet sekä kaikki asunnon tarvittavat täydennykset.
Suoritamme säännölliset ja perusteelliset tarkastukset asunnossasi. Lisäksi kaikki asuntoosi liittyvät huoltokysymykset hoidetaan nopeasti ja parantamisehdotuksia välitämme sinulle jos/kun niitä ilmestyy.
Menestyäkseen parhaiten on tärkeää, että tuleva airbnb-asuntosi täyttää tiettyjä kriteereitä.
Ottaen nämä näkökohdat sekä oman kokemuksemme huomioon näemme, että isohkot asunnot keskeisellä sijainnilla joissa on 2-3 makuuhuonetta suoriutuvat näillä markkinoilla todella hyvin.
Tämänkaltaisia asuntoja on vähemmän tarjolla, mutta kysyntä näyttää edelleen olevan melko vakaata läpi vuoden, ja tarjoaa näin edellytykset hyvään varausasteeseen ja kilpailukykyisille yöhinnoille.
Työskentelemme myös pienempien asuntojen kanssa, joihin mukavasti 2-3 henkilöä voivat yöpyä. Näissä asunnoissa, yleensä kaksioissa ja isoja yksiöissä, kilpailu Airbnbllä kiristyy mikä tarkoittaa, että tiettyjen näkökohtien painottaminen on yhä tärkeämpää menestymisen kannalta. Näitä voivat olla esimerkiksi poikkeuksellisen hyvä sijainti, sauna, parveke, näkymät, tyyli & sisustus ja/tai oma autopaikka.
Pääasiallisesti yrityksemme Airbnb-vuokraustoiminta tapahtuu Helsingin keskusta alueella, mutta olemme aina avoimia keskustelemaan muista mahdollisuuksista, jos edellytykset onnistuneelle yhteistyölle kuitenkin löytyisi.
